On the topic of greenspace:

Given that the Impervious Cover Diagram showed heavy cover on all of the Broadway corridor (with the exception of Maverick park) and most of the rest of the site (the freeway interchange is the largest existing greenspace ) , and given the fact that there is no visual or perceptual linkage between Broadway (a corridor) and the San Antonio river( a corridor), it was felt that the Broadway/San Antonio River connection should be a strong statement. It must be realized that the scale of the buildings at the edge of the Maverick connector are a minimum of 5 stories with an adjacent tower of approximately 20 stories. What, in plan, appears a large greenspace, will barely be adequate in three dimensional space.

Note that if the river corridors are rebuilt as we intend them, the adjacent land values will be very high, encouraging this sort of density. Also remember that there is not a pleasing visual break in the corridor from the point of view of the driver on Broadway, until Menke Park further north.

Finally ,the greenspace across from the San Antonio Museum exists simply because we felt that only an important/singular structure such as the Sydney Opera House, the Myerson Hall in Dallas, or a civic structure of equal architiectural status should be there. This means, no housing, no bank, no commercial tower or retail mall would be appropriate. In deference to this concept, we left it open. Any ideas San Antonio?
