Concept DiagramDevelop around the river spine as a linear park. Extend its influence up and out with finger parks. The river and Broadway act as parallel linear spines tying the site together, reaching south to downtown and north to museums, parks and the affluent neighborhoods. Link both together with east/west finger parks. Currently you don’t even know the river is near as you drive down Broadway. Reinforce the north/south flow with Avenue B between them extending the major hike/bike path from the north.

URBAN NEIGHBORHOOD: MIXED USE DEVELOPMENT: (not sketched) Live near the river. Walk to the store. Walk to work. Walk to the theater. Bicycle to downtown, or ride the river taxi to work. For most daily errands, leave your car behind or have junior fetch the milk around the corner. If you’re not spending all your time chauffeuring the kids or commuting, maybe you’ll find yourself living together in the park. Encounter neighbors daily, not just as you wave goodby in the mornings. As you repeatedly make chance encounters at the corner grocery, walk home together to chat on front porches overlooking the river, won’t you restore the sense of community and mutual protection that now seems lost? Which uses get mixed will be key to avoiding conflicts. This promotes sustainability with less cars for less driving, less gasoline and less pollution. You could have more disposable income left and more time to commune with nature.
