New Development Site Plan
Focusing on the river as a linear park, create a critical mass of mixed-use development and links to adjoining streets with finger parks. Initially, sustainable development along Broadway can reclaim significant old buildings and even adaptively reuse vacating auto dealerships as boutiques and restaurants a la Ghiradeli Square in San Francisco. As the area’s value is further realized, some of those may also be displaced as illustrated on our Development Plan. We envision residential and quiet retail and dining orienting closely to the riverwalk and finger parks, growing to denser residential and workplaces as it terraces up to Broadway. Across Broadway, entertainment venues could develop, where there sound would not disturb the residents. One of the large blocks on the Development Plan is envisioned for high rise housing and hotel development. Housing solutions shown on this site also include lowrise apartments and condos along the west side. We feel about 2,000 to 4,000 units could be ultimately developed here.

The second river channel promotes our vision of a critical mass of urban use. Otherwise, this area may become a near town suburban type development. If it is developed initially, as a major flood bypass, the existing channel could be more intensely developed down to the river level. If the second channel is reserved as a later phase, the existing channel could continue to handle the flood waters, with the development elevated above them.

This area is ripe for major growth as an exciting mixed use neighborhood near downtown, that consolidates lives, goods and services into a walkable, convenient place to live, work and play. It is already zoned for such flexible development.

AVOID SAUSAGE-LINK DEVELOPMENT: We hope to avoid backing the buildings up to the river in a row: like so many sausage links. This tends to canyonize the area; say this part is mine- stay out; limit views of the river to straight out the back, and destroy the park-like ambiance we seek.

INSTEAD, PROVIDE SAW-TOOTH DEVELOPMENT WITH FINGER PARKS: The effective river frontage can be multiplied by weaving toward the river and away from it, creating green "finger park" courts. It provides a variety of spaces and experiences from the river park and extends its influence deeper into the development from the river spine. More varied views and vistas to the river for building occupants are thus encouraged. Safety is augmented as more eyes are watching the river.
