SAN ANTONIO MUNICIPAL CODE
The San Antonio Municpal Code is the umbrella document that encompances many of the city policies and regulations guiding architectural design, transportation, land use, development and public safety, along with all the other mundane requirements to make a City function.
Navigating the Code can be confusing. Click on the "plus" signs to expand the contents listing; when you arrive at the item you want, double-click to read the text. If you prefer, you can click on the magnifying glass in the tool bar to search for key words. When the key words are tabulated, click on the document icon to call up the code with your key words highlighted.
Here are some suggested starting points for information affecting the urban and environmental design of our city:
- CHAPTER 11 - FIRE PREVENTION CODE
Fire prevention requirements that affect building and site design are found here, including amendments to the currently adopted ICBO Uniform Fire Code.
- CHAPTER 28 - SIGNS AND BILLBOARDS
Enhanced and amended per Ordinance 81318 enacted 12-8-1994.
- CHAPTER 34, ARTICLE VI, DIVISION 6 -
AQUIFER RECHARGE ZONE AND WATERSHED PROTECTION
This is a new division added to address concerns about development over the Edwards Aquifer, in accordance with Ordinance 81491 enacted 1-12-95.
- CHAPTER 35 - UNIFIED DEVELOPMENT CODE
This is the comprehensive location for most regulations controlling development issues.
- ARTICLE I - ADMINISTRATIVE
Administrative requirements.
- ARTICLE II - PLANNING
Information about the Master Plan, Transportation Plan/Major Thoroughfare Plan, Land Use Plan, Neighborhood Planning Process, Parks Plan, City Water Board Master Plan, and Wastewater Facilities Plan. These Plans are enacted by separate Ordinances and are available from the City.
Special Note: The current Master Plan was updated and adopted 12-21-93 under Resolution 93-51-77, replacing the 1980 edition.
- ARTICLE III -ZONING
Zoning, Overlay Districts ( Edwards Recharge, Planned Unit Developments, River Walk, Military Airport, Historic), Demolition, Parking, Yards and Setbacks.
- ARTICLE IV - SUBDIVISIONS
Design Standards, Streets and Sidewalks, Platting, Sewers, Easements, Floodplains.
- ARTICLE V - IMPACT FEES
Sewer Fees.
- ARTICLE VI - LANDSCAPING
Landscaping requirements. A separate Landscaping Technical Manual is available from the City to assist in understanding.
